Hi, I’m Chimene Van Gundy, bestselling author and mobile home millionaire and in today’s video we’re actually going to be talking what is turnkey real estate investing. Joining me today is my mentor, Dr Marijo Wilson, who has been teaching real estate investing as a mentor and trainer for the past 15 years. What an amazing lady and today’s video we’re actually going to be talking what is turnkey real estate investing? Well, I’m going to give you the definition of that. Turnkey real estate investing is actually an investing strategy in which the investor buy rehabs and then has the property property managed through a third party, making it as simple as possible. Most of the time, this is actually done from a long ways away, so if you go out there on the internet and you Google or do some sort of search for a turnkey investment opportunity, you’ll find a ton of them out there. You want to make sure that you properly vet whoever you’re going to be working with because they’re going to find the deal. They’re going to rehab it, put in a seller or a tenant, and then they’re going to manage that for you. So you’re really just putting in the money and you’re getting a return back. Now you all know that if you do it yourself and you know what you’re doing, you’re going to make a lot more money than if you turn it over to somebody else because as a third party, they have to be able to make a little bit of money from the deal as well. So with turnkey, you are able to get started in real estate investing. Maybe you can start learning from what they’re doing, but you’re really very hands off. You’re putting money in for a given return, but you still want to make sure that you have some equity in the deal, that you have great cash flow and you have a property management company that’s not going to send out a plumber that is a licensed plumber to change out a faucet air raider. So you’ve got to know that your property management company has handymen that can take care of things and they don’t cost you an arm and a leg through the process. Now, one of the cool things is that Shmenn has a great turnkey investment opportunity with mobile homes. Can you imagine that? She’s thought of everything. Yes. So just like Turnkey, passive investment, right? Or Turnkey real estate, we do, we actually go in, we find them mobile home deal, then we get it rehabbed and we put an owner financed buyer into the unit and we allow the investor to yield that return. So we have built our buyer’s list just as like my mentor told me from a long time ago. The first thing in real estate that you want to do is build a buyers list because the worst thing that can happen is you have somebody something to sell and nobody that can purchase it. So we built those buyers lists and I too am doing turnkey turnkey real estate investing for people that, the other thing that I want to share is that this strategy is really good for busy professionals. There’s a lot of people like doctors, dentists, CEOs, CFOs, high ranking professionals, right? Busy professional people that have their career and love their jobs. They have money, but they have no time. Correct. Exactly. So turnkey passive investing is actually something that helps them and a lot of them use.
