Hi, I’m Chimene Van Gundy, bestselling author and mobile home millionaire and in today’s video, we’re going to be talking about how to start real estate investing with no money. Joining me today, and this video is my amazing mentor, Dr Marijo Wilson, and she is actually been mentoring and training internationally and in the U S for 15 years, we’re going to be talking about how to start real estate investing with no money. Oh, by the way, do you like dogs? I love dogs. What kind of dogs are favorite? Well, I cocker Spaniels. Oh, come on. I think it should be bird dogs, right? That’s right. And she’ll tell you why. So a bird dog is somebody that you work with as a real estate investor that’ll go find deals for you. Okay. And when they find those deals, they’re going to get paid when you close on a deal. And so it’s a great way by being a bird dog to get started in real estate, you start learning how to find deals. You start learning what the investor’s looking for and it’s a great way to get started in real estate with no money, no credit, but you learn the business by working under kind of like an apprentice underneath another real estate investor. Yes. Or even being an intern. Right, right. And so it’s called a bird dog. That’s awesome. Another strategy that you can use to start investing in real estate with no money is wholesaling. I know that we’ve talked about this in several other videos, but this is hands down my favorite strategy to use because it literally takes no money and no credit. You’re just going to be that transactional engineer and put the deal together and bring the people together and then get paid very well for doing so. And what’s another one Marijo? And we’ve talked about this on some other videos as well and that’s when you become that transactional engineer in your mind brokering. So one of the things we talked about was how we can broker notes. So remember notes are promissory notes. We find somebody who has an income stream coming in and they want to turn the income stream into a lump sum of money. So they want to sell that income stream to someone else who’s wanting the income stream and we can get paid by brokering that deal. So just like wholesale where we’re putting a buyer and seller together, we can become a broker of notes and we can create that income stream as well. That’s amazing. And the last one that you can use too is land. Now, a lot of people don’t know this, right? They think that land’s not really that big of a deal, but actually it is. Most people inherit land and they don’t know what to do with it and they don’t want to pay taxes on that land. You actually combined, they get land by going to your county and polling a vacant land list and be able to start marketing and sending letters to those people and actually trying to get a piece of land under contract and then finding a builder or developer that you can sell that land to. And that takes no money either. We hope that this video helps you and getting started in real estate. No money.
