Hi, I’m Chimene Van Gundy, best selling author and mobile home millionaire, and in today’s video we’re going to talk about flipping mobile homes for profit. There’s actually three things that can cause you the biggest repairs that is your sub floor, your roof and electrical and plumbing. Always, always look under the mobile home. This is something that most mobile home investors overlook immediately. As soon as I get to the mobile home, the first thing I do is crawl under that puppy. You want to see if the underbelly is hanging out and if the installation that’s holding in the guts of that mobile home is hanging out. If it is, chances are it wasn’t properly repaired from the last time or they’ve had leaks with either sewage and plumbing. This gives you a good indication of what you need to do. Also fly a drone over the roof. This is a very simple hack that you can use to look for holes or tarps on the actual mobile home roof. If there is a tarp, I guarantee you that there’s been water damage. Also checking for water damage in the mobile home water damage appears and streaks running from the windows or the ceiling and also appears by disco discoloration in the ceiling as well. You also can tell if there has been water damage because when you step at the windows or the doors where the floor is, if it’s soft, you’ll be sure to know that there has been water damage. Subflooring is another issue. If the mobile home actually has bubbles in the floor or you find places that are very soft, then you’re going to have to replace the sub floor and these are the biggest things that you need to learn when flipping mobile homes for profit.
